DIRECTOR OF CONSTRUCTION, MAINTENANCE, AND OPERATIONS
DEFINITION
Under the general direction of the Superintendent, or his/her designee, supervises the construction of new schools, plans, coordinates, directs and manages all maintenance and operation functions relating to school facilities and equipment, including the Grounds, Custodial, and Maintenance Departments in both technical and administrative matters.
MAJOR RESPONSIBILITIES
Construction
Ability to write bid specifications. When requested, serves as District representative with the District Architect and contractors and state department consultants. Plans and coordinates construction of new schools, and other building projects as assigned. Follows District and State Education and Building codes, policies, regulations, and ordinances applicable to the purchase, bidding and specification of materials needed to complete projects undertaken. Keeps abreast of current legislation as it relates to the Maintenance, Operations, Construction and Safety procedures implemented within the Department and District. Plans and coordinates, supervises maintenance, operations and construction projects.
Maintenance/Operations
Responsible for the clean, safe and sanitary conditions in all District facilities and the grounds around those facilities. Ensures the smooth functioning of the District’s Maintenance and Operations Department by acting as a problem solver to the employees supervised. Supervises and evaluates all custodians and oversees the entire custodial operations of the district. Supervises the training of all custodial personnel and maintains an inservice training program for custodial improvement and safety. Surveys work load formulas and establishes work schedules accordingly for all personnel. Manages the substitute program for custodial personnel. Oversees the mowing, watering, fertilizing and upkeep of the grounds. Plans and coordinates all maintenance and operations extra activity functions at school sites. Plans, prioritizes and coordinates all summer cleaning and maintenance schedules.
Supervises the receipt, storage and distribution of all District warehouse materials, furniture and equipment. Keeps inventory records and maintains control for ordering supplies and equipment on a timely basis. Responsible for the security of all District facilities. Serves as the District Disaster Preparedness Coordinator. Administers the Classified Contract. Member of SIRMA safety committee. Plans and prioritizes five year vehicle replacement program. Prepares five year deferred maintenance program. Prepares written and oral reports as required. Performs other duties as assigned by the Assistant Superintendent.
QUALIFICATIONS
Knowledge of:
Finance and budgeting;
Construction, building codes, and warehouse inventory control;
Preventative maintenance scheduling;
Risk management “safety”.
Ability to:
Read, understand and interpret building plans, blue prints, specifications and contractual documents.
Experience:
Three years experience in custodial, building and grounds work including two years supervisory capacity in a School or business(or equivalent experience);
Five years experience in building construction;
Two years experience in operation of computers.
Education:
High school diploma or equivalent.
License Requirements:
Possession of a valid California Motor Vehicles Operator’s License
DESIRED QUALIFICATIONS
A.A. Degree in related field (e.g. electrical engineering) or equivalent experience
Contractor’s or Inspector’s license;
Experience in project management of new construction costing $1,000,000 or more
